I purchased a farm that has a very nice equestrian barn, indoor and outdoor arenas, pastures, nine stalls with runs, and warm water shower. I'm interested in leasing it to a trainer, but don't have any idea what is a fair price. We bought the farm for its income-producing crop and don't own horeses ourselves. I'm in an area of very upscale equestrian facilities in Oregon and this one is less than 10 years old and in very good condition.

Can anyone give me guidelines on how to price it? I want someone responsible who will stay for a long time. I'm not just out to make a buck (though I do have a mortgage to pay too).

Thanks.

If I were you I would locate some neighboring equestrian facilities and inquire via phone on what their rates are. Here in Florida full board goes for no less than $350 and half board goes for no less than $150 in this area. Depends on the demand and the quality of the facilities mostly. Another plus is the clientele that your trainer, farrier, and veterinarian would draw. A full service barn is definitely a plus for all those involved in the business end.
